Why this loses you deals

Property enquiries are won on response time. A prospect messaging three agents at ten at night usually engages with whoever replies first, and a serious buyer asks a dozen follow-up questions before committing to a viewing. Answering those by hand is slow enough that prospects go cold, not because they lost interest, but because someone else answered sooner.

  • Directly in the listing description on property marketplaces
  • Your Instagram bio, swapped as your featured listing changes
  • WhatsApp broadcast to your buyer list
  • A QR code on the banner at the property itself

Be clear about the limits

  • It cannot negotiate. It repeats the price in your document, so decide what you are willing to publish before you upload it.
  • It has no access to a live listing system, so it will not know when a unit has sold unless you update the document.
  • Instalment figures are only as accurate as the simulation table you upload, and they are not a financing offer.
  • Anything you upload becomes answerable by anyone holding the link. Keep owner contact details and internal commission notes out of the file.
